Refurbishments

Your space needs upgrading but your business cannot afford to stop. We plan every stage around your operations, coordinate access with your team, and deliver the refurbishment without compromising your ability to trade.

About image
The reality

Most refurbishment delays don't begin on site. They begin with assumptions that weren't tested.

Hidden services behind existing walls create scope changes that weren't anticipated. Hazardous materials surface during demolition and halt progress. Staging plans fall apart when trading hours and customer access aren't properly accounted for.

Closures extend beyond what was promised and revenue is lost not because the refurbishment was unnecessary but because the process wasn't managed around a live site.

These aren't worst-case scenarios. They're common patterns on refurbishment projects that weren't set up properly from the start.

Our approach

How we prevent the problems most refurbishments repeat

1

Existing conditions investigated early

We conduct detailed site assessments before pricing to identify what's behind the walls, above the ceiling, and under the floor. Early investigation reduces the scope surprises that drive variations and delays.

2

Hazardous materials identified before demolition

Where required, we coordinate hazardous material assessments prior to any strip-out work. Identifying these risks upfront prevents unplanned stoppages and keeps the program on track.

3

Staging planned around your operations

We develop staging plans in collaboration with your operations team. Every phase is sequenced around trading hours, customer access, and staff requirements so closures are minimised and controlled.

4

Live environment management

Construction activity is isolated from trading areas through physical separation, controlled access, and disciplined site management. Your customers and staff experience minimal disruption while works progress.

5

Communication aligned with your team

Your operations team receives regular updates, clear staging schedules, and direct access to the project leader on site. When changes occur, they are communicated and resolved before they impact your business.

Refurbishment types

Different projects require different approaches. Here's what we deliver.

Full Internal Refurbishments

Complete strip-out & rebuild of an existing commercial interior. New finishes, updated layouts, services upgrades, and modernised customer or operational areas delivered as a full scope project.

Brand Rollouts and Rebrands

Coordinated delivery of brand-mandated upgrades across single or multiple sites. We manage consistency in finishes, signage, fixtures, and brand standards while working within each site's individual constraints.

Staged Refurbishments in Live Environments

Phased upgrades delivered around ongoing business operations. Each stage is planned to maintain trading, manage customer access, and minimise closure periods while progressively transforming the space.

Services Upgrades

Targeted upgrades to mechanical, hydraulic, electrical, or fire services within an existing structure. Often required to meet current compliance standards, support new equipment, or improve operational performance.

Structural Alterations

Internal structural modifications including wall removals, new openings, mezzanine installations, or layout reconfigurations. Managed with engineering coordination and full compliance with building approval requirements.

Facade & External Upgrades

External refurbishment works including shopfront upgrades, signage replacement, awning installations, and facade improvements. Coordinated with landlords and centre management where required.

Submit your project details

Submit your project details

Share your project scope, site location, current trading conditions, and any relevant documentation. This helps us understand your requirements and operational constraints before the first conversation.

Initial discussion

Site assessment and initial discussion

We visit the existing site to assess current conditions, identify potential risks, and understand your operational environment. From there, we arrange a discussion to clarify objectives, constraints, and expectations.

Scope and cost development

Scope, staging, and cost development

We prepare a detailed scope review, staged works plan, and cost plan based on site findings, drawings, and stakeholder requirements. You receive a clear picture of what is included, how works will be staged, and what it will cost before any commitment.

Approval and mobilisation

Approval and mobilisation

Once the scope, staging plan, and cost plan are approved, we lock in trades, confirm procurement timelines, and begin pre-construction coordination. Your operations team receives a clear schedule of what happens and when.

Testimonials

What our clients value in working with us

“We worked with Crafted Spaces on the build of our brewery and bar fitout at Ocean Reach Brewing in Cowes including the installation of our 1500L brewhouse. Building a brewery requires specialist knowledge and precision and their team clearly understands the unique requirements of brewing facilities. Having been involved in multiple brewery builds across Victoria I've seen how important it is to work with builders who don't cut corners. Crafted Spaces holds themselves to very high standards and I would not hesitate to recommend them to anyone looking to build or fit out a brewery or hospitality venue.”

Director, Ocean Reach Brewing

“Crafted Spaces and Shane Sandford did an incredible job in bringing this restaurant to life. It’s been a pleasure partnering with you to lift it from the pages and make it a reality. Someone said to me today, “It looks just like the renders…. Actually better!” And that response is one of countless that highlight your team's maniacal focus on the detail, functionality and personification of our brand. Crafted is now part of history, building the highest volume Wendy’s restaurant ever, anywhere in the world. Thank you!”

FAQ

Common questions about commercial refurbishment projects

What happens if unexpected conditions are found during strip-out?

It happens on most refurbishment projects. The difference is how it's managed. We conduct detailed site assessments during pre-construction to reduce the likelihood of surprises. When unexpected conditions do arise, they are assessed, documented, and priced transparently before any additional work proceeds. You are informed immediately and nothing changes without your approval.

Will my business need to close completely during the refurbishment?

Not necessarily. Many of our refurbishments are completed while the site continues trading. We develop staged works plans in collaboration with your operations team to minimise closures. Where partial closures are required, they are planned, scheduled in advance, and kept as short as possible.

How do you coordinate with our operations team during construction?

Your operations team receives a clear staging schedule before works begin, regular progress updates throughout, and direct access to the project leader managing your site. We align construction activity around your trading hours, customer access requirements, and staff schedules.

How long does a commercial refurbishment typically take?

It depends on scope, site conditions, and staging requirements. A straightforward refurbishment may take four to six weeks on site while a more complex staged project within a live environment can take longer. We provide a detailed program during pre-construction so timelines are understood before work begins.

How do you manage cost control on a refurbishment with unknown existing conditions?

It starts with thorough site investigation before pricing. We assess existing conditions, identify potential risks, and build appropriate allowances into the cost plan. During construction, any required changes are documented, priced, and approved before work proceeds. This approach reduces surprises without eliminating the transparency needed to manage them when they occur.

Do you handle landlord and centre management coordination for refurbishments?

Yes. We coordinate directly with landlords and centre management teams as part of our standard approach. This includes design submissions, access scheduling, compliance with centre-specific guidelines, and managing restricted work hours. Early engagement with these stakeholders helps prevent delays during construction.

Can you manage a refurbishment rollout across multiple sites?

Yes. We have experience coordinating refurbishment programs across multiple locations. Each site is assessed individually while maintaining consistency in brand standards, finishes, and quality. Our established trade networks across QLD, NSW, VIC, and SA support efficient mobilisation across states.
